Have a client who is buying property in Mexico, he says rules are you cannot own beachfront property unless LLC is formed and then he files Mexico taxes I guess.. He is buying a bunch of lots and subdividing them, says will make big bucks. Anyone dealt with such a mess.

ztom, you can own property in "restricted zoned" (ex: close to beach or border) through a bank trust, or through a mexican corporation (probably also llc or equivalent, i dont know), your client might want to get professional advise from a mexican accountant about filing taxes in mexico. From your part, remember that if he owns more thant 10% (?) of the shares of a foreign corporation, needs to file 5471 each year and also he needs to report world wide income
